Molly Mcloughlin

Name: Molly Mcloughlin

Department: Commercial Property

Qualification Date: May 2021

What is an average day like?

Busy! Plenty of emails and telephone calls come in each day (and night), so reviewing these is the first task of the day. Other tasks that take priority include preparing for completions and working on time sensitive matters.

An average day involves:

  • Drafting transactional documents (leases, licences, contracts, transfer deeds etc.)
  • Reviewing documents (title documents, property searches, transactional documents drafted by other parties)
  • Liaising with clients, other solicitors, and Banks
  • Preparing reports on a property for a client or Bank.

Every day I will work on many different files and carry out a wide variety of tasks. It is important to be organised and plan each day – real estate transactions (whilst they might still take several months to achieve completion) progress much quicker than other dealings such as litigation or corporate acquisitions, and we are expected to achieve reasonable turnaround times.

What do I enjoy most about my role?

The most enjoyable part is achieving completion – when your time and hard work pays off and you can tell your client the news they are waiting to hear. Working together with a client to help develop their business or property portfolio by assisting with leases, sales and purchases is rewarding.

I also like that the work is varied and challenging – Commercial Property solicitors manage a large case load on a variety of areas of property law.

What was my route to becoming qualified?

I completed my qualifying law degree (LLB) and went on to do my Legal Practice Course with the University of West of England part time whilst working part time as a paralegal. This helped me gain work experience alongside my studies. I then secured my Training Contract at BHW.

What seats did I complete during my training contract?

  • Corporate & Commercial
  • Commercial Property
  • Dispute Resolution

What areas of law can I assist you with?

  • Business Leases (Landlord or Tenant)
  • Sale or Purchase of Commercial Premises
  • Secured Lending against Commercial Property
